The state of the spatial structure of a town is the outward, materialized reflexion of the state of its environment. The urban environment and its spatial structure present an inseparable dialectic unity with a number of positive and negative phenomena. One of the negative phenomena is the existence of unused urban areas. The paper analyzes their diagnostic fea-tures, genesis, relation to functional urban areas, and is concerned with their standardization. According to this, their place in the system of the town is being determined and the mode of their revaluation and reincorporation into the reproduction process of the town is being suggested.
